STV provided master planning and due diligence services for a 5.2-acre site along the Patapsco River in Baltimore. The master plan includes over 1,000 residential units in a series of mid- and high-rise buildings built on both fast land and on piers. The firm, in concert with the architects, prepared a master plan showing building layouts, parking, traffic circulation, open space, utilities, conceptual storm water management and landscape requirements. Since there will be buildings on piers, utility connections, traffic management and fire access will all be more complex.
